In accordance with Public Law 1975, Chapter 231, "Open Public Meetings Act", The Zoning Board of Adjustment of the City of Hackensack will conduct a public hearing Thursday, October 28th, 2004, in the 3rd floor Council Chambers, City Hall, 65 Central Avenue, Hackensack, New jersey, at 7:30 p.m. The purpose of this meeting is to consider the below-listed cases, and if possible, render formal decisions. Please note that the order of applications may be modified by the Chairperson at his discretion.

Zone R-2 One and two family district.

Applicant requests a Use variance to permit a multi-family condominium townhouse complex consisting of 5 separate buildings. The applicant also wishes to bifurcate the application and seek a variance for the use which is not permitted in theR-2 Zone and return for Site plan, subdivision and bulk variances at a later date. ANY OTHER VARIANCES THAT MA Y BE REQ UIRED Carried from the October 15, 2004 meeting.

Zone: M-l & B-l Description of Zone: Business/Multi Family/Manufacturing District

Applicant requests to demolish the existing structure and construct a 35 Unit Residential Structure. Carried from the October 15, 2004 meeting.

The following were found to be deficient:
1)Use Variance Required-Multi-Family use not permitted in M-l District
2)Insufficient lot width- required. 100 Ft. Proposed 95 ft.
3) Insufficient side-yard setback, Required 25ft Proposed 4.9 Ft
4) Insufficient Isle width, Required 25 ft Proposed 24 ft
5) Insufficient driveway width, Required 24 ft Proposed 22 ft
6) Preliminary and final site plan approval required pursuant to 175-44.
7) Parking not permitted in setback 175-17 (I) Required 0 Proposed 48 ANY OTHER VARIANCES THAT MAY BE REQUIRED
