I agree with you Eric on a movie theatre in Hackensack.  I remember Hackensack having several movie theatres before the multiplex came into being.  A movie theatre would give the citizens of Hackensack something to do since this town is void of entertainment.  It seems that anything entertaining or of use to the people of Hackensack seem to be against the law...lol  Hackensack should look into a playhouse on Main St. for traveling Broadway shows or other entertainment culturally.  It's just another cultural and entertaining avenue that Hackensack lacks.  I know there is a cultural arts building on Broadway, but it's not centrally located and it small and not well promote to the citizen of Hackensack.

Also, I understand where you're coming from as far as upscale housing instead of the retail stores in the same location.  You get people with more income to spend at local stores.  But remember one thing, the economy will decide that.  Look at how many of the condos/apts on Prospect Ave that are empty.  Not everyone can afford the unbelievable prices of Bergen County.  Also low-income housing doesn't mean criminals and a bad looking environment.  That's what I'm getting from you statement of upscale housing instead of housing across the board.  It's the people that live at these locations that give a neighborhood a bad rep.  Give people opportunities for good work (enough pay to live, not survive) and you eliminate or limit criminal activities.  99% of Americans want the American dream, but lack of opportunities will force some to give up hope or do what they have to do to survive.  That is why some of the environments are like run down and dangerous.  You can’t pretend that this part of society doesn’t exist in Hackensack.  It’s a part of Hackensack and will continue to be a part of it, so you must always address it along with the middle-class as well as the rich when looking at the needs of Hackensack.  Instead of forcing it out of town, try helping these people onto their feet to become a productive part of society.  You’ll never know…you could fall into that group by force and not choice.  All it takes is losing your job or something else, you job doesn’t pay enough to live you previous lifestyle in Bergen County anymore.  Let’s first try to fill the empty apartments in the upscale buildings on Prospect Ave before building on other lands only to sit mostly empty.  Maybe, you can turn that land into parks because Hackensack surely lacks enough park land.

Eric, two things I will address: first-  Building a studio/1bedrom apts will never attract families to Hackensack.  Also, advertising towards NYC/mass transit should decline.  If it must be a building (mid-rises/high-rises), make the advertising geared towards families with children and what the commmunity has to offer.  With children, the parents are more likely to get involved into the community.   I have never seen an advertising from these types of building looking for families.  I see more towards young singles or couples without children.  I understand the tax issues you have with building, but there has to be more to life then that.  Taxes can be one aspect of the issue, but things such as blending into the community as in doing daily business in the community.  A person from one of these buildings should feel OK to go the local store in the neighborhood, rather then a store in the city on the way home.  Hackensack shouldn't have to sell it's soul so that taxes don't go up.  If the property is that vaulable, the builder will do what he or she must have something of value on that land.  Hackensack is highly desireable regardless of what others think.  Hackensack is central located and people will come, just don't sell one's soul for a buck.

second- as far as burden on the school system, Hackensack has never really address the issue.  You should never discourage more children in the school system.  That's usually a sign of community growth.  Redirect some monies from too many administrators and move it towards the children's needs.   Like I said before, I lived in Lodi for a few years and the school (buildings/classes) were better addressed.   Lodi has half the student population of Hackensack, but its has more elementary schools.  That allows them to have few children per class, plus more parents were involved with the schools.  They had more of a community involvement with teachers and parents.  I don't think Hackensack attempts to make a connection with the parents.  Maybe if Hackensack had fewer chiefs and more indians, things could get done.  To me, it seems like Hackensack spends less time addressing the childrens needs and more on their own (adminstration).

It looks like the B & G is between a rock and a hard place.   This is where the City could step in and help provide assistance.   I just think the City would see the B & G as a program taking away from the recreation dept.  Unless the people of Hackensack donate enough money yearly, the only other way for the B & G of Hackensack to survive would be Bingo.  There is no easy answer.   Also, Eric you can't always worry about what others (neighboring towns) thing of you.  Trust me, their minds were made up decades ago about Hackensack.  We have to worry about what's best for Hackensack and it's people.

The Boys & Girls club of Lodi doesn't have a big problem with gambling as you make it out to be Eric.  I sense the problem with gambling is more with you.  I seen up close that the B & G of Lodi is successful with the kids and gambling hasn't effected the organization one bit.  I used to live in Lodi and the after school program they have is excellent.  The B & G of Lodi would come to the school to pick the kids up to ensure the kids arrived safety and stay involved.   Gambling gave the B & G a source of income in order to keep the doors open.  Unless you have another way to fund the B & G, then give it a chance.  It still beats kids hanging out in the street getting into trouble.

Not everyone's experience is as perfect as yours Eric.  The majority of the mid-rises and high-rises in Hackensack are geared towards people working in the city.  Most of the apartments/condos are not family oriented.  Your Park St. location is not the same as Prospect or Polify.  These locations are on main thoroughfares with mass transit that lead to NYC.  So the builders cater to that type of person.  You mid-rises sits in a real neighborhood as compared to Prospect and Polify.

It may help to redevelop the corner, but what Hackensack still lacks, is new housing that adds flavor, life, and a sense of community to neighborhoods.  Most of the new developments (high to mid rises) are self contained buildings.  They have little to offer to the surrounding areas and most people in these buildings are mostly transit people.   I met a lady about a year ago who moved here from a suburb of Milwaukee.  She lived on Prospect for a few months and made the choice of moving into the city because Hackensack was "country" and had nothing to offer.  I asked her has she attempted to meet other people outside of building or take part in different events offered throughout the areas and she responded with a "No".  That's the problem and that goes back to all of the new buildings going up.  The people have little inter-action with neighboring people outside of their building.  Therefore, one can't expect to experience what a community has to offer if you haven't attempted to explore and try something new.

How about building new dwelling that attract families (with children).  I think that helps to make neighborhoods more pleasant.  Hackensack is becoming more of a transit town, then a city with lively family friendly neighborhoods.

Teaneck was removed from the list and Teaneck school system is similar to Hackensack in almost every way as far as ethnic diversity.  Then again, the state swallows an elephant and strains at a knat.

I don't like the idea of a new high-rise at that location.  Safety issues could be address like they do in NYC, but the traffic becomes the real problem.

Also, the record is wrong about the last high-rise in Hackensack going up was 10 years ago.  My brother worked on the last Excelsior 2 about 6 years ago.

The store that just had a fire, opposite of Sears, probably has to wait until the insurance matters are settled before doing anything.  The Lowitz store?  I thought that was the location of a new night club.

The basketball program at Carver Park: I believe they do receive some money from the Rec. dept., but most of their money comes from fun raisers and people donating money and help.  They do allow people from outside of Hackensack to play and help.  It's the only way to keep they program going.
