Title: Questionable Properties
Post by: wetochwink on March 15, 2004, 11:10:14 AM
Thought a listing of questionable properties around town might stir up interest by residents and city officials to provide a status of abandoned or neglected or vacant properties around town.

Here's one to start:

363 Essex St.  ( abandoned house next to Hackensack Florist, across the street from the new Sanzari building)

Publically Listed Owner of Property:
TROVM, LLC C/O VINCENT P. TROVINI
W 115 CENTURY RD
PARAMUS NJ 07652

Does anyone know the status of this abandoned property? Can the city force it to be torn down?  Is the city collecting tax payments on the property?

I agree- That house on Essex Street needs to come down! It's an eye sore and a safety hazard!

Tear it down!

Well today's front page was interesting.... Sorry to see city officials still support Mr. Tucci.  >:(

Has anyone noticed the recent grafitti on the abandoned gas station on Essex and Polify?  How much longer does this have to go on?  Why can't the building be torn down. Next thing you know children will be playing it or it will be a shelter for the homeless. The problem won't go away till someone gets hurt.

If the Arena Diner is so interested in the property - why such delay tactics by Mr. Tucci?  Why doesn't the city demolish abandoned buildings and send the bill to the property owner?

From the April 2nd article on Mr. Tucci from the Record:

Quote
Chris Vetsas, who owns Arena Diner on Essex Street, said he tried to contact Tucci recently to complain about a neighboring property owned by one of the developer's companies. An abandoned gas station sits there, at 9 Polifly Rd., just off Essex Street.

Such tracts, Tucci said, were in disrepair before he bought them. If anybody has any complaints about the properties, he suggested, maybe that person should buy them.

Vetsas said he's willing to buy the property to stir up some activity. But Tucci has not responded to his inquiry, Vestas said.

"It's terrible. It's been sitting there for a number of years," Vetsas said. "That's a disgrace for Hackensack, especially for a business like this."

You can add 155 Hopper St to the list. It burned the weekend after Thanksgiving. All the windows and doors are boarded up including the holes in the roof. I don't know if its true but someone told me the town allows one year or more before things get done. As long as the home owner can show they are working on it, like arguing with the insurance company.

As printed in The Record, May 25, 2004:

HACKENSACK - The City Council has received a state grant of $8,375 to pay for the environmental review of a Linden Street property. The council has hired Malcolm Pirnie to investigate the tract, the former home of the Odyssey Body Works repair company.

City Manager James Lacava said he's not sure what the city will do with the property once it's evaluated. But he did say the property is an "eyesore" and that the city may acquire the tract so it can fix it up.

Before the city does that, however, it has to determine the extent of contamination, Lacava said. The city has reason to believe materials used on the site were hazardous.

- Tom Davis

What would be a good use for this property?

the owner of this property applied for a variance several months ago and was denied. I forget what he wanted to do there, but he was denied.  funny how the city now wants to do something there....

Trovini --- that figures. The Trovini's are a politically connected family in Hackensack, even though they moved from Hackensack to Paramus. I think the city should enforce all the ordinances on every property without consideration for the last name of the owner. There is no question that the abandoned house across from the new Sanzari building is in violation of multiple ordinances.

Can a lawsuit be brought against the city to better act on the properties?  Its obvious the city is not doing enough.

The city could be making a fortune if it continues to fine the owners.

A couple houses down from 363 Essex St. - two homes constructed a new driveway with rear parking (just around the time the Sanzari buidling was being built).

The driveway, property (retaining walls) and sidewalk are unfinished. Has the town ever forced the homeowners to finish this project. As much as it was an improvemnt to get parked cars off of Essex St., its another eyesore in the city.

I am sure the permits for this project are expired too.

Add the Exxon gas station to the list on Polify Road (near the Hilton Hotel).

Does anyone know if another Gas company is taking over or is it another abandoned property in town.

Pictures have been added to prior posts on this topic for the properties on Essex St. between Summit and Prospect Ave.

Thanks to Al for his assistance.

Finally!  :)

The old Texaco gas station on the corner of Esses St and Polify Ave (across from the Arena Diner) is being torn down this week.

Now if the bulldozer and dumpster could only make its way to other gas station property diagonally across the intersection... ::)

What's the status on Mariner Bank construction (former Texaco gas station) at  Essex / Polify Rd?

Add to the list the now vacant gas stations on Summit / Essex St and Polify Rd / Rt 80 On-Ramp.

I want to add the white boarded up building on main street by the railroad tracks. It is across the street from B&W Bakery, almost in-between B&W and Fairmount Diner. This property has been boarded up for quite some time now and is just after the redevelopment area. Will the city ever do something about it. There isn't even a fence around it and I heard a rumor that a homeless citizen was found dead in their about a year ago. He had died of natural causes. (I remember hearing this conversation one night at the Fairmount diner) I think it was true because the next day someone put up new wood, boarding it up tighter.

I think it was a car repair shop previously. I don't recall if there were any gas tanks on the premises or not. I'm just tired of passing that eye sore everyday.

I can't find the old string for the Martin Luther King Jr Seniors Center, and not sure if there ever was one.

I know that the Zoning Board denied that application (late 2006 ?) and that the non-profit organization sued the City of Hackensack to try and overturn it.  The subject site was a green house on the west side of First Street midway between Stanley Place and Berry Street. They wanted 6 units above a social hall, but the zoning only allows 1 and 2-family houses.  At the hearing, there was heavy testimony from residents.  Almost all the neighbors who testified were opposed to the project, and many other people from all around Hackensack testified in favor of it.

I never heard any news as to who won this litigation, nothing is online and nothing was in the newspapers unless I missed it.

Now I see that the very house targeted by this group for their Senior's Center was torn down and the lot is vacant.

Does anyone know what is going to be built on this property.  Is it the MLK Jr. Senior Center ?

That property was finally approved for construction for the Martin Luther King Senior Center.  The Martin Luther King Senior Center currently uses space in the Varick Memorial AME Zion Church on Atlantic Street.

Thanks for the accurate information.

The reason I am so interested in this is the potential impact of this ruling on the ongoing dispute for a high-rise Nursing home on Summit And Prospect Avenues.

Both applicants used the exact same argument, that zoning should be set aside for "an inherently beneficial use".   Looks like we're going to have a high-rise on Summit Avenue after that thing grinds through the court process.
